Bubble tea, tea houses, Asian bakeries and dessert shops in this group are usually walk-in, counter-order businesses with a menu board overhead listing sweetness and ice levels you can adjust when ordering. Standard bubble tea customization includes sugar level (0-100%), ice level, and a choice of toppings like boba pearls, pudding or jelly, usually at a small extra charge. Asian bakeries sell items individually with tongs and a tray, cafeteria-style, rather than pre-boxed, and pastries are typically less sweet than Western bakery items. Lines build up quickly after school and in the evening, especially near colleges. Most of these businesses accept cards and mobile pay and skew younger in clientele and atmosphere.

My wife and I visited this area from San Diego and wanted to check out some good asian spots. We were recommended this place by the Hong Ning owners. I will tell you, this is an awesome bakery. I couldn't stop eating the Spanish bread with the Ube drink. I ate a handful of Spanish bread. And, my wife enjoyed the empanadas. Loved the simplicity and authenticity of the place.

This place is amazing! Skip the Starbucks next door and come here. My favorite drink is the ube matcha! It’s so sweet and delicious - perfect if you want some caffeine. They also have fabulous baked goods. I’ve only tried a few, but can’t wait to try them all.

I ordered the “Saba con yelo” for $9 and I was really disappointed. The menu describes it as house-made caramelized bananas layered with tapioca, caramel shaved ice, and topped with leche flan…basically a layered dessert. But what I got was a blended smoothie. There were no visible layers, no tapioca, and no bananas on top like advertised. When we asked about it, the staff told us it’s supposed to be blended like a smoothie. That was confusing because the description and even photos from other customer reviews clearly show a layered dessert that looks nothing like what I received. So which is it? It felt misleading, especially paying $9 for what ended up being just a smoothie. If the presentation has changed, the menu and photos should reflect that. Otherwise, it’s not what customers are expecting when they order. Overall, really disappointing experience due to the mismatch between what’s advertised and what’s actually served.

We had the afternoon tea. The curated offerings and ample servings exceeded our expectations. Service was friendly. We were also given a box of goodies to take home which was a very generous gesture.
